Lead flashing across Nottingham, Birmingham, Manchester & London
Professional lead flashing around chimneys, valleys, and walls. Watertight seals meeting building standards.
Flashing is what makes a roof watertight everywhere it stops being a simple slope — around a chimney, along a valley, where a roof meets a wall, around a rooflight. It is a small proportion of the roof and a very large proportion of the leaks.
Lead is still the material of choice because it is malleable enough to be dressed tightly into an awkward junction and durable enough to stay there for decades. Properly sized, properly dressed and properly chased into the brickwork, good leadwork simply stops being something you think about.

Questions about lead flashing
Someone sealed my flashing with mastic. Is that a problem?
It is a temporary fix at best. Mastic and flashing tape do not move with the building the way lead does, so they crack and let go — often within a season or two. If yours has been patched that way, it is worth having the leadwork done properly.
How long does lead flashing last?
Correctly sized and dressed leadwork is a long-life detail — it commonly outlasts several rounds of repairs elsewhere on the roof. Failures usually come from lead that was too thin, over-long pieces that expanded and split, or poor fixing into the brickwork.
Do I need the whole flashing replaced?
Not always. A section that has lifted can often be re-dressed and repointed. We will tell you which you are looking at after the survey rather than defaulting to the bigger job.
